Q. WHY USE A MANAGING AGENT?

A. A good managing agent will protect you from loss and preserve the value of your property.


Q. HOW?

A. A good managing agent is aware of the legislation affecting residential and commercial tenancy and is trained to recognize those things that need to be kept maintained in a safe and cost effective way.


Q. WHAT SHOULD A GOOD MANAGING AGENT DO FOR YOU?

A. A good managing agent will maximize your investment return at the same time as preserving the quality of the property. To do this, we promise the following:

1/ We will advertise your property free of charge to find a suitable tenant for you.

2/ We will liase with you about the choice of tenant and if you wish we would leave the final decision to you. If you prefer we will decide and let you know (NB All tenants must be checked out and have good references that are authenticated by us.)

3/ We thoroughly inspect your property prior to any tenant taking up a lease. THEN, we carry out periodic inspections during the tenancy and provide you with progress reports. THEN, we re-inspect the premises after the expiration of a tenancy and arrange for any forfeiture of bond necessary to ensure the property is in good condition for the next tenant.


Q. WHAT ABOUT THE MONEY?

A. Firstly, the old adage “better an empty house than a bad tenant” is a good one. The skill of a good managing agent is to set the highest rent that will still attract good applicants and then keep the occupancy rate as high as possible by ensuring that those good tenants are happy.

Our charge for this service which includes all advertising, arranging of quotations for repairs, supervision of repairs and maintenance, drawing up of leases, condition reports and lodging rental bonds etc is 7.7% (including GST) or 8.8% for rural properties.

For the first tenancy we charge one weeks rent and for subsequent tenancies half a week.  There is a lease fee of $15 for each lease we draw up and a $4.40 (including GST) administration fee each month to cover phone calls, bank fees, government charges, postage and incidentals.

We account to you at the end of each month and the statement we provide will details all expenses incurred on your behalf as well as all rents received.


Q. HOW ARE YOU PROTECTED?

A. One of our most important roles as your agent is that of negotiation.  It is recommended that you never get involved with your tenants.  Then, if problems arise such as rent arrears or repairs that tenants request we can control the negotiations without emotion. Hopefully such situations don’t arise but having a good agent is your protection for a good nights sleep. We have had experience with such matters and will consult and inform you of progress if problems ever do arise.


Q. WHAT ABOUT INSURANCE?

A. We strongly recommend that property owners keep adequate fire and extraneous risk insurance as well as property owners liability insurance. We also recommend insurance for malicious damage caused by tenants as well as theft and rental arrears. We can arrange all this for you.


Q. ANYTHING ELSE?

A. There sure is! Our sales staff are always out and about and they also keep their eye on your property, that’s like having your own security service on the job.


Q. NEED MORE?

A. How about a guarantee! That’s right a written guarantee.
If you’re not happy with our service we will refund our management charges for the last three months and help you arrange whatever you want with the management of your property.
Happily none of our clients have ever needed to call on our guarantee and we’re very proud of that record.
